I disagreed with it. The loan officers follow their internal policies to approve the mortgage application. They would not able to make a decision based on their own selection. In some years ago, banks used to make mortgages in house and keep them on their own system. Because they held onto the loans they made, stringent guidelines were put in place to ensure quality loans were written. After all, if something went wrong with the loans, they would be accountable and they would lose lots of money. Nowadays, banks and lenders also relied on distribution channels outside their own roof, via mortgage brokers and correspondents. They can get the mortgager information and their previous record in a system easily; consider how much they could afford under a mortgage in preventing the mortgage crisis will be happened again. They need to set up a clear guideline to the loan officers, and advise their managers to think carefully before granting loans. thread ID: 1935

The term ethics refers to principles, values, and beliefs that define what is right and wrong behavior. Managers regularly face decisions that have dimensions of social responsibility such as Employee Relations, Philanthropy, Pricing, Resource Conservation, Product Quality and Safety, and doing business in countries that violate human rights. Managers are responsible for managing in a way that gives a highest profit. In the same time, they must also set an ethical example by modeling appropriate behavior and rewarding employees who act ethically. For example, for the employees who arrive at the office on time for a whole month, they will receive HK$500 bonus at
the end of the month. It’s a very popular policy in Hong Kong & China. On the other hand, the employees who always absent and late for work unreasonably, a warning letter will be given. However, it is also important for organizations to behave ethically. Make an organization to meet the GREEN approach is very popular in the recent 10 years. The organization can be benefit on improving their images as well as
reducing the waste.
For example, a number of companies have announced plans to move more environmentally sustainable products and
service including Coca­Cola’s new HFC­free vending machines, Fairmont Hotel’s use of rooftop beehives to help dwindling honeybee populations, and GE’s program of Ecomagination to reduce greenhouse gases at the company by 30­percent. The mortgage crisis was caused because many financial institutions approved loan without detailed research of personal credit rating. For example, many aggressive financial institutions will approve second mortgage or even third
mortgage for the people whom want to buy an expensive property in Hong Kong during the period from 2011 to 2015.
In fact, the loan officers want to meet their company targets and increase their earnings through the number of loan approval. The excessive borrowing of the defaulters and the lack of transparency of the financial institutions will make
the company to suffer severe liquidity problems. In order to prevent this situation, the financial institution should hire employees with high moral values which can help to protect, enhance and respond to the interest of the stakeholders and society as a whole. Personal ethics influence how a person works in the company. Therefore, the financial institution should set up strict guidelines for money lending.
